How to stress-test a French rental property before making an offer

Lower rent, vacancy, unexpected works, higher rates: a simple method to check a project stays manageable.
Why stress-test
A model built on average assumptions describes a scenario that rarely happens exactly. Stress tests show what happens when several things go worse than planned.
Scenarios to model
At minimum test: rent 10% lower, two months' vacancy a year, an unexpected cost equal to a few months' rent, and a higher loan rate if yours is not yet fixed.
Then combine two downside scenarios: that is often where fragile projects show themselves.
Check the documents
General meeting minutes reveal voted or planned works; surveys cover technical condition and energy performance, which can restrict letting.
Any missing information should be logged as a question to ask before offering.
Set an acceptance threshold
Decide in advance the maximum monthly top-up you would accept in the worst reasonable scenario. If the project exceeds it, adjusting your assumptions is not the answer: change property or financing structure.
